PRE-CONSTRCTION SERVICES
 
Upfront work with Your design Team

By asking the right questions based on experience, we recognize the strengths and weaknesses of any design and effectively work with your team to design a successful and cost effective project.

Site Assessment

We will provide entitlement information and conceptual site plans to help the owner make an informed decision when buying raw land.

Ongoing Review of Design as Needed and Construction Processes

As the design team provides preliminary drawings, we will provide a preliminary budget that you will be able to use for financing needs. If these numbers do not pencil, we will value-engineer the project and present our recommendations to you early in the design process while design fees are still available. We will continue to monitor design drawings for constructability issues.

Contractor Pre-Qualification and Budget Establishment

We will pre-qualify contractors and obtain proposals from all trades to establish a final budget, conduct pre-bid job walks, recommend award of contracts and issue construction documents. We will collect all Insurances and verify license.


CONSTRUCTION MANAGEMENT SERVICES
 
Scheduling Control

A Critical Path Methodology (CPM) Schedule will be used maintain the construction schedule and document any schedule delays.

Progress Meetings

Regular team progress meetings will be scheduled with contractors, architects and the owner to communicate objectives and maintain a team approach to the building process. These meetings can be in person or by conference call.

Review of Payment Request and Monthly billings

We will review pay requests for accuracy on a percentage of completion basis and monitor contractors and their suppliers to ensure payments are applied properly throughout the course of the project. We can prepare the G703 for your project and maintain it thru the entire project.

Management of Change Orders

We will review and submit for approval on all change orders. With our submissions we will give your our assessment of the Change Order. It will be the Owner's final decision to approve. We use a formal and professional set of project forms to stay in touch with you during your project. All requests, reminders and issues will be in writing.
